The weekend before tax day is here. Grey and calm and filled with bird activity, especially in Colonial Beach where they are having an OspreyFest today. This is the first year for this event and I can only expect that it will be bigger and better next year. In the realm of taking advantage of the natural wonderfulness of our area, please keep in mind that on May 5th there will be a Friends of the Refuge event (Go Wild!) taking place at the Refuge Hutchinson tract (just north of Tappahannock) where there will be many opportunities for kids to learn about nature (and parents too). With that said, let's take a look at the state of our current real estate market.
I've just done statistics related to sales of property on the Northern Neck that have taken place from the first of the year through to the 13th of April for the years 2017, 2018 and 2019. What that tells us is that we are doing well since 2018 was our best year overall (obviously looking at what is below 2017 was the best first period of the year in terms of numbers sold and in terms of dollars.) Although we can't project the rest of the year, we are close to keeping pace. Here are a few numbers.
All residential in 2017 for 1/1 through 4/13 128 homes sold at a value of $42.8 million (of these 60 were waterfront at a value of $31.9 million)
For 2018 123 homes sold at a value of $33.2 million (of these 55 were waterfront at a value of $23.0 million)
For 2019 118 homes have sold at a value of $34.6 million (of these 56 were waterfront at a value of $25.3 million)
2019 in comparison to 2018 has fewer homes sold but at a higher value than 2018.
All land for 2017 showed 39 properties sold at $3.9 million, and waterfront land had 17 sales for a total dollar figure of $2.5 million.
All land for 2018 had 36 sales with $3.2 million sold price and waterfront land for that year had 10 sales at a value of $1.4 million.
Current, 2019 sales for this same period has 48 sales of all types of land for $5.2 million and of those sales 15 were waterfront with an overall value of $2.6 million.
Interestingly land wasn't selling very well in January and February and now there has been a big catch up and I'd say these numbers for 2019 look great. Within the next couple of days I'll look at inventory of what is for sale since that always tells us something.

The statistics that I should put up frequently but haven't done such a great job (see top left button) should help you get a better idea of what is going on. Generally they cover sales in the four counties of the Northern Neck which include Westmoreland, Lancater, Northumberland and Richmond. Really once you get to know the area you realize how diverse these locations are. Well happy hunting....for great real estate deals. You can find them here and now. It is still a buyer's market. (So for the record, I am committed to putting a bunch of new information up next week. Perhaps by way of apology I can say that personal circumstances related to the health of some people very important to me have taken away that bit of time I would have used to get this done. Things are better and so the statistics will get back on track.)
For those who already know the Northern Neck, well it is a given that it is a beautiful place with many rivers and creeks to explore and enjoy. The Chesapeake Bay is closeby too and fishing can be extraordinary. Add to that historic sites, golf courses, some good restaurants (but be forewarned that off-season they are mostly closed), and you should certainly take a look.
